Let’s go behind the scenes of a recent project that showcases the transformation of a distressed property. This journey began when one of our bank clients entrusted us with the task of selling their REO foreclosure assets. The property in question was no ordinary challenge – it was tenant-occupied, filled with personal items and debris, and had suffered major structural and cosmetic damage from over a decade of neglect.

 

Stabilizing the Property

 

As soon as we were on board, we sprang into action to stabilize the situation. The initial tasks included performing an occupancy check, conducting a price evaluation, setting up a cash-for-keys arrangement with the tenant, and ensuring a swift and timely move-out. Once the property was vacant, we executed a comprehensive rekeying process and completed a full-scale trash-out, utilizing four 40-yard dumpsters to clear out personal items and debris that had accumulated over the years.

With a clear understanding of the property's condition, we collaborated with our clients to explore the best strategies for maximizing their return on investment. The decision was made to invest in key areas of the home, ensuring a comprehensive renovation. The kitchen underwent a complete transformation, including new flooring and baseboards. These strategic investments were crucial in revitalizing the home and increasing its market value.
